Rental yield is the annual rental income expressed as a percentage of the property's purchase price. Gross yield uses total rent; net yield subtracts expenses and vacancy losses.
In most established markets, a net yield above 4% is considered acceptable. Above 6% is strong. Markets with high capital growth often carry lower yields.
The payback period is the property value divided by the net annual income. It indicates how many years of rental income are needed to recover your full investment cost.
